BETHEL MANOR
The Langley connection

Bethel Manor is Langley Air Force Base family housing, and it sits inside York County. Bethel Manor Elementary is at 1797 First Street, and those students feed into Tabb High School.

This is the single most important fact about this corridor and almost nobody says it out loud: Langley's family housing is a York County address.

What we bring
We know Langley. We move it. If you're PCSing into or out of Bethel Manor, you're not hiring a company that has to look up the gate.

TABB
The family corridor

Everything in the county south of the Poquoson River and Harwoods Mill Reservoir is Tabb.

What's here
Established subdivisions, strong schools, and the shortest run to Langley in the whole corridor. Tabb High School is at 4431 Big Bethel Road. Tabb Middle is at 300 Yorktown Road.

Running Man
The anchor neighborhood. About 560 homes off Victory Boulevard, bordered by Big Bethel Road, Cary Chapel Road, and Hampton Highway. Developed starting in the mid-1980s, mostly two-story colonial transitionals with some ranches. Lots run roughly .28 to .75 acre — averaging about .44 in the older section and .28 in the newer. There's a Recreation Association founded in 1998 running a pool and clubhouse.

What that means on move day
Two-story colonials on quarter-to-half-acre lots means stairs, real furniture, and full-house loads. This is a 3-mover or 4-mover job most of the time, not a two-man rush.

GRAFTON
The Route 17 spine

Grafton is generally bounded by Goodwin Neck Road, Chisman Creek, Oriana Road, and the Poquoson River.

What's here
Family neighborhoods strung along the Route 17 corridor with quick I-64 access. Grafton High School is at 403 Grafton Drive. Grafton Bethel Elementary is at 410 Lakeside Drive.

What that means on move day
Route 17 access is good, which makes truck staging straightforward in most of Grafton. The side streets off the main corridor are where it tightens up.

SEAFORD & DANDY
The waterfront edge

Older waterfront and near-water neighborhoods on the county's eastern side. Seaford Elementary is at 1105 Seaford Road.

Who lives here
Established households, long-time residents, and a heavy share of military retirees. This is downsizing territory as much as it is relocation territory.

What that means on move day
Narrow approaches, mature trees, and driveways that were built before anyone was thinking about a 26-foot box truck. We plan staging before we roll.

HISTORIC YORKTOWN
The colonial core

The Battlefield, Riverwalk Landing, and the Historic District.

What that means on move day
This is the tightest access in the corridor. Narrow colonial streets, limited street parking, and stretches where a full-size truck simply doesn't fit the approach. We shuttle when we have to and we plan the parking before move day, not on it.

POQUOSON
Its own city, its own rules

Poquoson is an independent city, not part of York County. Zip 23662.

The thing nobody tells you
Most of Poquoson sits lower than seven feet above mean sea level. Severe flooding hit in 1933, 1962, 1998, and 2003, with water rising well past that seven-foot line.

And here's the part that actually changes how you plan a move: most flood events in Poquoson are not caused by hurricanes. They come from unnamed low-pressure systems.

Everyone watches the named storms. The water that disrupts a Poquoson move usually comes from a nor'easter nobody gave a name to.

What that means on move day
Elevated homes mean stairs — sometimes a full flight before you reach the front door. Ground-floor and under-house storage is a real consideration for what you keep down there and what you don't. And staging matters: the city prohibits blocking or obstructing drainage within any public right-of-way or drainage easement, and inspects drainage courses at least twice a year. You don't park a truck across a drainage easement in Poquoson.
